HOA-Approved BBQ Chicken (Electric Grill)

HOAs ban grilling for two reasons: fire risk from open flames, and smoke complaints from neighbors. A closed-lid electric grill produces no open flame and very little smoke, which is why electric grills are specifically allowed in most covenant-controlled communities that ban gas and charcoal. The Weber Q1400 is our recommendation for this scenario because Weber is the brand most HOA architectural review boards recognize and approve. BBQ chicken is the perfect HOA-compliant cook because it is classic backyard food that does not depend on smoke flavor for its identity. The flavor comes from the spice rub and the sauce, both of which are at their best when you have precise temperature control, exactly what an electric grill delivers. The multi-layer sauce application is the one technique most home grillers skip, and it is what separates a proper BBQ chicken from one that is just 'chicken with sauce on it.'
Ingredients
- 8 bone-in chicken thighs, skin on
- 1 tbsp kosher salt
- 2 tsp smoked paprika
- 1 tsp garlic powder
- 1 tsp black pepper
- 1/2 tsp cayenne
- 1 cup BBQ sauce (your favorite)
- 2 tbsp apple cider vinegar
- 1 tbsp honey
Instructions
- 01
Pat the chicken completely dry and rub with salt, paprika, garlic powder, pepper, and cayenne. Let it sit 15 minutes at room temp.
- 02
Preheat the electric grill to 400F.
- 03
Whisk the BBQ sauce with the vinegar and honey in a small bowl. The vinegar thins it enough to brush and the honey helps it set.
- 04
Place the chicken skin-side down on the grill. Cook 8 minutes, flip, and cook another 8 minutes. Both sides should have clear grill marks.
- 05
Reduce the grill to 350F. Brush the chicken all over with sauce.
- 06
Continue cooking 6-8 more minutes, brushing with sauce every 2 minutes and flipping each time, until the internal temp hits 185F in the thigh meat (yes, 185F, thighs are better over-cooked than under for the connective tissue to break down).
- 07
Rest 5 minutes and serve with extra sauce.
Pro Tips
From our kitchen
- ★185F for thigh meat is not a typo. Unlike breasts which dry out above 165F, thigh meat stays juicy through 195F and gets noticeably more tender between 175 and 185F.
- ★Most HOAs ban open flames but explicitly allow UL-listed electric appliances. The Weber Q1400 is one of the most commonly approved grills in HOA communities nationwide.
- ★Apply sauce in multiple thin coats, not one thick coat. Thick sauce burns before it adheres; thin sauce layers build up into a proper glaze.
